This is when a tenant and property manager relationship starts. Some people may think that property management is quite simple process to handle but this is not fully correct. Where you are not full time landlord it is tough to look after a property and a tenant as well as to run your own full time job accurately. The property manager should clearly be aware about obligations that coming down to tenant and landlord to ensure the things run smoothly ahead. A bright property expert will save the client landlord only on maintenance issues good holiday saving during a term. An experienced property manager should assess things fast and know exactly for example who will be responsible for washing machine engineer bill where the same appliance was not maintained accurately and periodically. The tenant's duties do not end up by paying a rent on time. There are many things that we do to make things working right from the start. Even top calibre tenant may experience difficulties to carry on things smoothly. The reason could be as simple as lack of renting experience. Therefore, where we manage your asset you will note the following:

 * Your outgoings are reduced during the term

* There are only few days void period between ex tenant and new tenant

* All maintenance matters are dealt promptly on tenants' request. Right party is billed for repair

* General maintenance solutions are explained to the tenant thus no cost is involved.

* Your tenant is willing to extend for another term

* Average 3%-5% rent increase applies on yearly basis as per state of the market

* The necessary checks and certificates are arranged during the term

* Where tenant vacates tenants' security deposit will be processed upon satisfactory settlement of the cost of any damage and unreasonable wear and tear.

Fees to Landlords:
Let & Managed: 16% (12.5% on renewals)
Let & Rent Collection: 12% (10% on renewals)
Let only: 10% (8% on renewals)
To hold security deposit: £32 per tenancy.
