We have been dealing with commercial premises for many years now. Therefore, we perfecly know difference between commercial and residential tenant. Obviously, you are looking for a longer process to sign up a deal with commercial tenant but you also secure longer Tenancy. Commercial let may not bring you a rent increase on yearly basis but the same time you won't have a void period normally for minimum of 5 years. 


We normally suggest the following terms:

15 years lease

Quarter rent

Quarter deposit

5 years rent review

5 years break clause

Coming tenant has to cover landlord's legal fee

Where tenant is not very experienced but seems to be successful in future dealings we would suggest the terms to be flexible. This will happen only after potential tenant is interviewed and his business plans are found reasonable. For example to start with rental licence or short lease. Obviously, this will not apply for prime premises.

Our average "Let only" fee starts from 10% plus VAT or 12% inc of VAT of achieved annual rent. However, we have various options available so please contact us for more details.
